Sometimes there is a problem with a house that as an agent, I know will either discourage a prospective buyer from making an offer or their offer will be low because of the assumed cost of the problem's repair. A case in point would be an old roof. Old roofs that are curling and cupping can be unsightly. Many times a purchaser will assume it might also be leaking. By ordering a roof inspection before marketing the home, we can determine the extent of the repairs needed and their costs.
